Immobilienfonds

Immobilienfonds gelten als Sondervermögen, die mindestens 51% des verwalteten Kapitals in bebaute und unbebaute Grundstücke sowie Erbbaurechte investieren. Die Immobilienfonds geben Zertifikate aus, die einen bestimmten Anteil am Fondsvermögen repräsentieren. Immobilienfonds fokussieren sich hauptsächlich auf Immobilien aus einer bestimmten Region.

Die Rendite ergibt sich aus regelmäßigen Mieteinnahmen und eventuellen Wertsteigerungen.

Man unterscheidet zwei Arten der aufgelegten Immobilienfonds: Offene Fonds sind die gewöhnlichen Investmentfonds der Fondsgesellschaften. Jederzeit ist ein Ein-und Ausstieg möglich. Sie zeichnen sich dadurch aus, dass die Anzahl der Immobilien nicht beschränkt ist. Grundsätzlich hat ein offener Immobilienfonds eine größere Zahl von Anteilseignern und investiert in eine größere Anzahl von Einzelobjekten.

Bei geschlossenen Fonds wird das Kapital meistens in nur ein oder zwei Immobilien investiert. Die Anzahl der Fondsanteile ist somit beschränkt. Wird eine festgelegte Gesamtanlagesumme erreicht, wird der Fonds geschlossen. Es sind somit keine laufenden Ein- und Auszahlungen in den Fonds möglich. Anleger haben nur die Möglichkeit ihre Anteile an Zweitmarkt zu verkaufen, dies ist allerdings in der Regel mit erheblichen Verlusten verbunden. Demzufolge sind geschlossene Immobilienfonds spekulativer und eher für erfahrene Anleger geeignet.
