Mixed-Use Community Will Add 387 Homes and Retail to Vibrant Dallas Shopping Center

DALLAS, Sept. 25, 2025 /PRNewswire/ -- Mill Creek Residential, a leading developer, owner-operator and investment manager specializing in premier rental housing across the U.S., today announced it has broken ground on Modera at The Hill, a contemporary mixed-use community in the midst of a vibrant North Dallas shopping center.

The eight-story community, which will feature 387 homes and 12,000 square feet of ground-floor retail space, sits at the convergence of the established Preston Hollow, North Dallas and Lake Highlands neighborhoods. It will serve as the key residential component of The Hill, an open-air lifestyle retail center that has been repositioned over the last decade with a host of new restaurants and boutique retailers. First move-ins are anticipated for summer 2027.

Situated at 8081 Walnut Hill Lane, Modera at The Hill will become a highly visible landmark just off the North Central Expressway (U.S. Route 75) in a neighborhood anchored by Texas Health Presbyterian Hospital Dallas and Medical City Hospital Dallas, two of the city's most prominent healthcare institutions. The podium-style community sits adjacent to the Walnut Hill station, which serves two DART light rail lines and provides connectivity to the area's primary employment and entertainment centers. Homes will feature nine-foot ceilings, oversized windows, wood-style plank flooring, stainless steel appliances, quartz countertops, pull-down faucets, tile backsplashes, custom cabinetry, built-in shelves and desks, in-home washers and dryers, spacious closets, smart thermostats, keyless entry and private patios or balconies.
