Designed to provide broad exposure to the Real Estate ETFs category of the market, the Invesco KBW Premium Yield Equity REIT ETF (KBWY) is a smart beta exchange traded fund launched on 12/02/2010.What Are Smart Beta ETFs?The ETF industry has traditionally been dominated by products based on market capitalization weighted indexes that are designed to represent the market or a particular segment of the market.Market cap weighted indexes work great for investors who believe in market efficiency. KBWY, before fees and expenses, seeks to match the performance of the KBW Nasdaq Premium Yield Equity REIT Index.The KBW Nasdaq Premium Yield Equity REIT Index is a dividend weighted index seeking to reflect the performance of approximately 24 to 40 small- and mid-cap equity REITs in the US.Cost & Other ExpensesFor ETF investors, expense ratios are an important factor when considering a fund's return; in the long-term, cheaper funds actually have the ability to outperform their more expensive cousins if all other things remain the same.Annual operating expenses for this ETF are 0.35%, making it on par with most peer products in the space.It has a 12-month trailing dividend yield of 9.66%.Sector Exposure and Top HoldingsEven though ETFs offer diversified exposure which minimizes single stock risk, it is still important to look into a fund's holdings before investing. Luckily, most ETFs are very transparent products that disclose their holdings on a daily basis.For KBWY, it has heaviest allocation in the Real Estate sector --about 100% of the portfolio.Taking into account individual holdings, Innovative Industrial Properties Inc (IIPR) accounts for about 6.27% of the fund's total assets, followed by Brandywine Realty Trust (BDN) and Community Healthcare Trust Inc (CHCT).The top 10 holdings account for about 46.73% of total assets under management.Performance and RiskSo far this year, KBWY has lost about -6.96%, and is down about -13.17% in the last one year (as of 07/30/2025). During this past 52-week period, the fund has traded between $14.41 and $21.54.The fund has a beta of 1.09 and standard deviation of 23.18% for the trailing three-year period, which makes KBWY a medium risk choice in this particular space.
